Utilities:
Owner pays for water and trash. Tenant is responsible for electricity and internet service.
Rent & Deposit:
Rent is due on the 1st of each month by no later than 10:00 AM. First month's rent and a security deposit are required prior to move-in. A reasonable late fee will be applied for unpaid rent.
Occupancy & Policies:
Maximum of 2 occupants.
No pets allowed (Service and support animals will be accommodated in compliance with applicable laws).
No smoking of any substance, including vaping, anywhere on the property indoors or outdoors.
No painting or alterations without written approval from the owner.
No access to the yard or the back area of the main house.
Street parking only (typically available but not guarenteed).
Renter's insurance is required.
Guest Policy:
Any guest staying more than 14 consecutive days requires written approval from the Landlord. The Tenant is responsible for the behavior and actions of all guests. Guests must follow all property rules, including noise, parking, and no-smoking policies. No Subletting. Unauthorized long-term guests may be considered a lease violation.
Application Requirements:
Background and credit checks will be required for all adult applicants. Rental history and employment/income verification will also be requested.
Maintenance:
Tenants are responsible for routine, minor maintenance (e.g., replacing lightbulbs, keeping drains clear). The owner will address major repairs or any issues affecting habitability.
Lease Term:
A one-year lease is required. At the end of the term, renewal is at the landlord's discretion in accordance with California law.
Move-Out Conditions and Notice:
Tenant must provide at least 30 days written notice prior to vacating. Tenant must return the ADU in clean and sanitary condition, remove all personal items, return keys/control devices, and notify Landlord of any damage beyond normal wear and tear.
Security deposit deductions may apply for non-compliance, as allowed by California law.
