Utilities Tenant is responsible for: Tenant agrees to be solely responsible for and shall pay on time all utility charges for electric and water services provided to the Premises, including any connection fees, deposits, and monthly usage charges. This prohibition extends to all forms of smoking, including but not limited to, cigarettes, cigars, pipes, e-cigarettes, vaporizers, and any other smoking devices, regardless of the substance. Violation of this non-smoking policy will be considered a material breach of the Lease and may result in fines, charges for remediation and cleaning, and/or termination of the Lease. 4. No Pets Policy No Pets Policy: No pets of any kind are permitted on the Premises, whether on a temporary or permanent basis, without the express, written consent of the Landlord. This prohibition applies to all animals, including but not limited to, dogs, cats, birds, and reptiles. The presence of any unauthorized animal will be considered a material breach of this Lease and may result in fines, charges for cleaning and damage remediation, and/or termination of the Lease.
