Tenant acknowledges that as part of the application process, Landlord has required a minimum credit score of 620 for applicants not receiving any form of housing subsidy or assistance. In compliance with Colorado Revised Statutes 38-12-902, Tenant has the option to provide a valid portable tenant screening report at no cost to the Landlord. If such a report is submitted, Landlord shall not charge an additional screening fee and shall use the report in evaluating the Tenant's application. Two dedicated off-street parking spaces are included. We are seeking quiet and respectful tenants, limited to two persons maximum. This is a non-smoking unit. Utilities and Terms: Owner pays water, sewer, and trash. Tenant is responsible for half of the monthly electric/gas bill (due within 7 days of owner's receipt). Tenant provides their own internet or any other desired services. First month's rent and a security deposit are due at lease signing. Maintenance & Cleanliness: The tenant is not responsible for any exterior maintenance of the property. However, maintaining cleanliness inside the apartment is required, and the unit will be subject to monthly cleanliness inspections to ensure proper upkeep. This is a 12 month lease
