Utilities Tenant is responsible for: Tenant agrees to be solely responsible for and shall pay on time all utility charges for electric and water services provided to the Premises, including any connection fees, deposits, and monthly usage charges. The Landlord shall not be responsible for any utility services or charges, nor for any interruption of such services. Tenant must have all utilities transferred into their name within [Number, e.g., three (3)] business days of the Lease start date. 2. Renter's Insurance Renter's Insurance Requirement: Tenant is required to obtain and maintain a renter's insurance policy throughout the entire term of this Lease. The policy must provide a minimum of [Amount, e.g., $100,000] in personal liability coverage and must name the Landlord as an "additional interested party." Proof of a valid and active policy must be provided to the Landlord prior to the Lease commencement date and upon any renewal of the policy. Tenant understands that the Landlord's insurance does not cover the Tenant's personal property, and the Landlord will not be liable for any loss or damage to the Tenant's belongings. 3. Smoking Policy Non-Smoking Policy: Smoking is strictly prohibited on the entire property, including inside the apartment unit and in all common and outdoor areas, such as the yard, porch, and within 25 feet of the building. This prohibition extends to all forms of smoking, including but not limited to, cigarettes, cigars, pipes, e-cigarettes, vaporizers, and any other smoking devices, regardless of the substance. Violation of this non-smoking policy will be considered a material breach of the Lease and may result in fines, charges for remediation and cleaning, and/or termination of the Lease. 4. No Pets Policy No Pets Policy: No pets of any kind are permitted on the Premises, whether on a temporary or permanent basis, without the express, written consent of the Landlord. This prohibition applies to all animals, including but not limited to, dogs, cats, birds, and reptiles. The presence of any unauthorized animal will be considered a material breach of this Lease and may result in fines, charges for cleaning and damage remediation, and/or termination of the Lease. This policy does not apply to service animals or emotional support animals as required by federal law, provided the Tenant has followed all legal procedures for accommodation.
