Smoking is not allowed on the premises, with a minimum smoking fee of $250, which may be higher if the property's condition renders it temporarily unrentable. No pets are allowed at this vacation rental. A period of quiet hours spans from 10 pm to 7 am. No parties or unauthorized events are allowed. Exterior cameras are present for security purposes only and should not be tampered with, as fees may apply. Please return any used pickleball paddles and balls after use, as fees may apply. The property's thermostat should not be set above 76 (heating) or below 68 (cooling) to avoid overloading the system. Texas is known for its bug inhabitants, so keep windows and doors closed to manage this. If needed, bug spray is available under the sink. Check-in requires reviewing and signing house rules and terms via the Guest App Link at least 24 hours before arrival. The Lazy River and Pool are undergoing maintenance and are projected to be finished in late 2026. All pool and water attractions, food and beverage areas, and The Lodge are currently closed. Drought conditions may affect Lake Travis water levels, which may be lower than shown in listing photos. Refunds or cancellations cannot be offered based on water levels. Common areas at The Reserve at Lake Travis are not managed by our partner, so bring your own supplies and use them at your own risk. Unauthorized events or parties are not allowed and fireworks are prohibited. If furniture is moved, please return it to its original place. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key. Additional fees may be incurred if personal items are left behind. The loft area includes a desk, perfect for catching up on emails or remote work.
