A person may be considered a 'guest' for up to 6 consecutive days. After that, the person must be added to the lease. No subletting, AirBnB, or short-term rental without written consent of Landlord. 2. Pets No dogs. Other pets only with written consent of Landlord. Pet deposit: $500 (non-refundable); Pet rent: $35/month. Tenant responsible for all pet damage, waste removal, odor, and flea/tick treatment. No aquariums or waterbeds. 3. Noise & Conduct Quiet hours: 10:00 PM 7:00 AM. Laundry must not be done after 9:00 PM. No smoking or vaping in the unit, garage, basement, or within 20 feet of entrances. No illegal activity or nuisance conduct. 4. Shared Spaces Tenants must keep shared spaces (stairways, steps, laundry, storage, backyard, garage shop) clean and clear. Entrances and stairs must remain free of obstruction for safety. The south-side deck is shared; keep tidy. Walk-throughs will be conducted twice per year or as needed with proper notice. Tenant items stored in basement or garage shop are at tenant's own risk. The garage shop must remain locked at all times. Tenant acknowledges that the basement is neither a secure nor necessarily a habitable, clean, and dry area. Landlord is not responsible for lost, stolen, injured, or damaged property stored there. Tenant shall only store items in the area designated for their unit. Tenant acknowledges that Landlord has the right to place cameras in common areas of the building, including without limitation the front door, front of the garage, and the back door. Tenant shall not interfere with, damage, or attempt to remove Landlord's cameras or other Landlord property in common areas. 5. Property Maintenance Remodeling or Structural Improvements: Tenant shall not conduct any construction or remodeling, paint or wallpaper any portion of the dwelling, or drive any nails or screws into floors or ceilings without prior written consent of the Landlord. At the end of the Lease term, Landlord may retain all improvements made by Tenant or require Tenant to return the Premises to original condition unless otherwise agreed in writing. Costs to remove unauthorized improvements and return the Premises to original condition will be deducted from the Security Deposit. No storage on porches visible from the street or blocking doors. Potted plants, decor, and patio furniture are permitted. Nothing containing water (e.g., plant pots, aquariums) and no abrasive objects may be placed directly on wood floors or surfaces. Tenant is responsible for damage caused by themselves, guests, or pets. Drains must be kept free of hair. Toilets may only be used for toilet paper. If prohibited items cause clogs requiring professional removal, Tenant pays costs. Tenant must replace smoke detector batteries as needed. Tenant must clean the dryer lint trap after every use to reduce fire risk. 6. Yard & Snow Landlord will mow lawns (approximately weekly in summer). Tenants must keep yards clear of debris. Patio/outdoor furniture permitted. Tenant responsible for clearing snow/ice from entrances and sidewalk in front of house within 24 hours of a snowfall. If heavy removal is required, Landlord will arrange it. 7. Insurance & Liability Tenant must obtain and maintain renter's insurance within 30 days of move-in and provide proof. Tenant is liable for all damage caused by themselves, their guests, or pets. 8. Landlord Access & Inspections Landlord may enter in emergencies or with reasonable notice for repairs, inspections, or showings. Tenant must allow rental inspections by the City of Minneapolis with reasonable notice. 9. Parking Maximum 2 vehicles per unit (per city law). Each unit is assigned one garage stall and one garage door remote (lost remote replacement fee: $30). Each unit may also use one driveway parking spot. Guests must park on the street. 10. Financial Terms Late fee: 5% of unpaid rent amount due after 5 day grace period. Returned check fee: $20. Abandonment: Property left behind after 30 days from lease end will be considered abandoned and may be disposed of by Landlord. 11. Maintenance & Repairs Maintenance by Tenant: Tenant shall (a) comply with all applicable housing codes affecting health and safety; (b) keep the Premises clean and safe; (c) dispose of waste properly; (d) keep plumbing fixtures free of clogs; (e) use all facilities/appliances reasonably, paying for repairs required due to misuse; (f) not damage or remove parts of the Premises; (g) not disturb neighbors' peaceful enjoyment; (h) maintain smoke and CO detectors and replace batteries promptly, notifying Landlord if they fail. Repair Authorization: Except in emergencies where Tenant cannot reach Resident, all repairs require written request and written authorization. Unauthorized repair expenses will not be reimbursed. Maintenance by Landlord: Landlord shall make all other repairs needed to maintain the Premises in fit and habitable condition in a timely manner. Requests for repair must be in writing.
