Tiled floors in kitchen, dining room & bathrooms. Separate deep soaking tub in master bathroom. Large dormer windows in both bedrooms with blinds & blackout shades. Security cameras at front & rear of property. Ducted heating & cooling with programmable thermostat. 12 month lease term. Any partial month will be charged on a prorated basis. Security deposit is to be paid within 1 business day from mutual execution of the lease. Security deposit is equal to 1 month rent + an additional $300 for pet(s). Rent is due on the 1st of each month & is considered late on the 2nd of the month, however, late fees will not be assessed until the 9th of the month. Late fee equal to 5% of past due rent will be assessed when rent payment is late by 7 calendar days. Tenant agrees that the residence is to be used only as a single family residence with a maximum of 3 adult occupants or 2 adults & 2 children (Negotiable). Only persons named on the lease are permitted to reside in the apartment. Tenant(s) agree to only use the ground floor entry door under the deck. Tenant(s) must submit proof of income when applying. Gross income will be verified as follows... -Recent payroll stubs for employees. -Bank statements showing last 3 months of deposits & most recent 1099/tax return for self employed/independent contractors. Tenant shall not sublet the residence or assign the lease without the landlord's written consent. Lease termination requires 30 days written notice by both landlord & tenant. No smoking or vaping of any kind is allowed inside the residence. Tenant is responsible for TV & Internet connection & associated costs. Tenant is responsible for cleaning the loft stairs & downstairs bathroom on a regular basis.
