Our Rental POLICY requirements:
We will provide a link for a rental application, after meeting in person. Please do not request a rental application before the meeting. We will not provide applications for out of State tenants before meeting in person. Before requests to show property please read our rental policy requirements below:
1. No-Smoking or growing policy on this property.
2. Each tenant over 18 must have a credit check.
3. Minimum credit score requirements- 700. Excellent credit history- must and will be automatically declined, with single delinquency.
4. No subleasing. No Airbnb or any short-term subleasing to anybody.
5. Employment verification & 3X NET income has to be verified and supported with the following documents: two years of tax returns or W-2, a letter from the employer, or a copy of the contract- must be provided before acceptance.
6. Verification for the last 6 months' rent payment. Contacts for the previous landlord.
7. Photo ID and paycheck stubs must be submitted upon application.
8. Small pets are welcome with an additional pet deposit- of $500.
9. First, last, and security deposit ( refundable equal to the first month's rent) have to be submitted before a move-in with signing a lease agreement.
10. Background verification will be required for all tenants over 18 year of age.
11. Tenant must provide renters insurance.
We are looking for a professional family for the long-term lease, one year & a plus. Each applicant over the age of 18 who will be living in the home is required to complete an application (one application per family is ok) and the background/credit/eviction/employment history check (link will be provided after meeting in person).
