Bedrooms are generously sized with ample closet space, and the unit includes off-street parking for added convenience. Public water and sewer are connected. Small pets may be considered on a case-by-case basis. Available for immediate occupancy schedule your showing today! We do require background and credit checks that the tenant is responsible to pay for. Security Deposit / Holding Deposit To remove the unit from the market, the prospective tenant must pay a holding/security deposit of $1,550 (not to exceed Connecticut's legal limit). If the tenant later backs out prior to move-in, the landlord may retain this deposit as liquidated damages, provided this clause is clearly written and agreed to. Quiet Enjoyment & Noise Quiet hours are in effect from 10:00 PM to 7:00 AM. No loud music, disturbances, or activities that interfere with neighbors' right to quiet enjoyment are allowed. No parties or large gatherings are permitted on the premises at any time. Guest Policy Guests may stay for up to 7 consecutive days without prior landlord approval. Any stay longer than 7 days, or cumulative stays exceeding ___ days per month, require written landlord approval. Tenant is responsible for guest conduct, damages, and compliance with all lease terms. Parking Tenants may only park in their designated parking space(s). Unauthorized vehicles may be towed at the owner's expense. Utilities Tenant is responsible for keeping all required utility accounts (electric, gas, water, etc.) active and in good standing throughout the lease term. Smoking & Substance Use Smoking of any kind is strictly prohibited inside the unit and common areas. Violations may result in cleaning fees, damage charges, or lease termination. Pets Only pets approved in writing by the landlord are permitted on the premises. No additional pets may be brought in without prior landlord consent. Tenant remains responsible for all pet behavior and damages. You are responsible for any guests that you bring onto the property. No business can be ran out of the apartment.
