Cannot sublease or have guests occupy the unit when the renter is away without written landlord permission.
Vehicle Parking:
Vehicles may not be parked in the driveway without permission. If renter is parking a car, an application to the City of Seattle Residential Zoning Department must be completed within 1 week. Until the renter receives a parking permit, the Landlord will provide a temporary guest parking permit.
Smoking:
No smoking is allowed in or near the premise. No burning of incense or candles is permitted.
Keys:
Landlord will supply 2 keys to the premises. Renter will return all keys to landlord upon termination of this lease. Renter cannot provide keys to others without landlord's permission.
Safety and Security:
Tenant agrees to lock all doors of premise when leaving.
Tenant agrees to leave exterior motion sensitive light switch in the "on" position at all times.
Plumbing: tenant and tenant guests agree to dispose of sanitary napkins and tampons in the garbage rather than flushing them down the toilet.
Other:
Tenant agrees to notify landlord of plumbing, electrical or other issues within 24 hours.
Tenant agrees to sort garbage and recycling into appropriate containers. Tenant agrees to take responsibility of disposing large amounts/oversized recycling or garbage that will not fit into the container.
Tenant agrees to allow landlord/repair persons access to premise (changing furnace filters monthly, electrician, plumber, contractor as needed). Landlord will provide notification to tenant whenever possible.
Tenant agrees to put out and pick up garbage and yard waste bins weekly, and recycling bin every other week on Wednesdays.
Cleaning fee of $250 and walkthrough required at the end of the lease.
