The front house is a Berkeley Brown Shingle built in 1906. We, the owners, live in the front house and spend a lot of time caring for the garden and grounds. There are fruit trees, herbs, and seasonal plantings throughout the year. The lot is fenced and the street has traffic barriers, so the home is safe and the street is relatively quiet with little traffic. What we love most about living here is how easy it is to be outdoors and in nature, while still having access to everything Berkeley offers and an easy BART ride into San Francisco. From the front door, you can walk straight uphill onto Panoramic Hill and Orchard Lane, with trails and quiet paths for walks, hikes, and trail runs, along with wide views of the San Francisco Bay and sunsets. In the other direction, you're within easy walking distance of College Avenue, Ashby Avenue, and the UC Berkeley campus for cafes, food, and bus connections. Downtown Berkeley and Rockridge are both about a mile away. And bike commuting and riding in Berkeley is also an easy and safe option. There are student apartment buildings nearby, so things can occasionally be lively, but the ADUs backyard location and garden setting keep it relatively quiet overall. The neighborhood feels safe and lived-in, and neighbors are friendly and supportive. 4 month, or a 16 month, lease to non-smoking individual or couple.
