DOWNSTAIRS: all Bedrooms & Bathrooms have 9' high ceilings instead of the normal 8' interior ceilings.
Both Bedrooms have King Sized Beds and the rooms are big enough to allow easy movement without being cramped in a small bedroom. Each Bedroom also includes Armoires and Chest of Drawers.
The house includes a 27' x 15' Single Car Garage with Automatic Garage Door Remote. The garage also houses the homes Laundry with Full Sized Washer & Dryer as well as the Solar Powered Water Heater that provides a TON of hot water.
The Primary Bedroom can be accessed through the Garage so you can pull the car in and head directly into the bedroom.
The House is surrounded with Tropical Landscaping; Coconut and other Palm Trees, other tropical plants and lawns surrounding the house. The Tenants will NOT be responsible for any landscaping maintenance as the Landlord will be responsible for trimming plants and mowing the lawn.
The House actually has two Garages, however the Landlord is storing all the landscaping Tools and Riding Mower in the Garage that is on the North side of the house. The Tenants will not have access to the Landscaping Garage unless an agreement is made for tenants to store some items in the North Garage.
The Home's closest ocean access is "Koloa Landing", well known for great snorkeling and SCUBA sites as well as the historic boat landing (used during the days of sail) and currently for Kayaks & Hawaiian Canoes.
The Beach at the Sheraton is also a mere walk from the house. Both to the East and West, but either a short Bike Ride or a very short drive in a car are; To the EAST, a short bike away is Poipu Beach Park & Brenneke's Beach. A little further is Shipwreck's Beach adjacent the Grand Hyatt. Past there is the beautiful Mahalepu Wilderness Area (with pretty beaches & shoreside bluffs for hiking).
Towards the WEST a short bike away we have;the Beach at PK's (prince Kuhio's birthplace) with great surfing & snorkeling. A little further is the Kukuiula Small Boat Harbor with its beach and huge Grassy Park area. Past that, but still a bike ride away...The National Botanical Gardens and Spouting Horn.
Along with the many beaches, the entire coastal area has many restaurants and shopping all in walking, a bike ride or very short drive distances.
Renters not responsible for landscape maintenance. Renters to notify Landlord if any damage or faulty equipment immediately. Renter has complete control and privacy to South Garage. Landlord has complete control and privacy of North Garage where all Landscaping Tools and Riding Mower are stored. Separate agreement may be made for Renter to store boxes or items in North Garage.
Smoking is not permitted in the house, but OK on Deck or Porches.
Landlord is responsible for maintaining appliances unless Tenant misuses the appliances.
Tenant is responsible for potable water, electricity and TV/Computer services.
Landlord pays for HOA provided Reclaimed Agriculture Water used for Landscape Irrigation.
Tenants may water the landscaping plants if and when they would like to, but it must be stressed Ag Water is not safe to drink or use for any sort of cleaning. Ag Water is for watering plants only.
