Responsibility for Timely Payment The Owner shall ensure that all utility bills, taxes, and fees mentioned above are paid directly to the relevant service providers on time to avoid any disruptions in service. The Owner agrees to maintain good standing with all utility providers, ensuring that the Tenant does not experience interruptions to essential services during the term of the lease. 3. Tenant's Responsibility for Personal Use The Tenant is responsible for paying for any services or utilities related to their personal use, including but not limited to: Telephone Services Any additional premium services such as premium cable channels, on-demand services, or paid internet subscriptions Any special or non-standard utility services requested by the Tenant 4. Owner's Duty to Maintain Payments The Owner must provide written proof of paid bills upon request from the Tenant to ensure there are no overdue balances or late fees. The Owner agrees to notify the Tenant promptly of any changes to billing arrangements or service providers. 5. Default in Owner's Payment In the event that the Owner fails to pay any of the aforementioned bills and a service is disconnected, or the Tenant is notified of non-payment, the Tenant has the right to request the Owner to make immediate payment or, if necessary, deduct the amount of unpaid bills from the monthly rent until all outstanding debts are cleared. 6. Agreement to Include Utilities in Rent The Owner and Tenant mutually agree that the monthly rent amount reflects the inclusion of utilities and other services as described above. Should any of these bills or services be transferred or passed on to the Tenant during the term of the lease, the Owner must provide prior notice and an adjustment to the rental amount may be negotiated.
