Rental Guidelines
Availability: The home is not available for move-in until October 1st and cannot be viewed prior to September 15th.

Lease Term: 12 15 month lease required.
Rent Due Date: Rent is due on the 1st of each month and is considered late after the 3rd.
Late Fees: A 10% late fee will be applied to any rent not received by the end of the 3rd day of the month.
NSF Fees: Returned or non-sufficient funds (NSF) payments will incur a $75 fee.
Smoking Policy: Smoking is strictly prohibited inside the home.
Pet Policy: Dogs allowed per guidelines. - Service animals or approved emotional support animals (ESAs) - Dogs under 40 1LBs with prior written approval and pet fee deposit of $250.
Credit Requirements: Applicants with a credit score below 620 may be required to pay an additional security deposit.
Occupancy: All adult occupants (18+) must complete an application and pass background and credit screening.
Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term.
Maintenance: Tenants must report maintenance issues promptly. All service requests must be submitted through the designated portal or contact.
First Payment: The first month's rent and security deposit must be paid via Zelle or certified funds (money order or cashier's check) prior to receiving keys.
