    This adorable duplex is super private and located in the center of town. It's also ground level so no stairs to deal with and no upstairs or downstairs neighbors. Each carpeted bedroom has room for a queen and ample closet space. The bathroom has both shower and bathtub, along with a huge skylight that makes it feel large & bright. Small and manageable but with tons of great storage spaces so it doesn't feel too small. The back patio is lovely and green and needs to be maintained by the tenants, but all outside mowing and snow shoveling is managed by the HOA. The condo also has its own washer/dryer in a small but clean laundry room complete with pantry shelves and a hanging rail for hand washed items. Property includes fridge, small sized dishwasher, electric stove, hot water heater in unit, furnace, whole house fan, side by side washer/dryer, window coverings on all the windows and on the closets in each bedroom. Absolutely NO smoking anywhere on property (inside or on patio). There is a 79yo lady who lives next door and she will tell me immediately if this happens. Please note: cats will be considered but there is an additional $200 non-refundable pet deposit per cat and the rent increases $50/month per cat. No dogs allowed, sorry. APPLICATIONS: - Looking for responsible, long-term tenant(s). - Messages with info about you and what you are looking for will be given preference over automated responses. - If you sound like a decent human, I will set up a time to meet you at the condo. - I own this condo (which I used to live in) and will not jerk you around like most Property Management companies with useless application fees. - However, I will need to meet every applicant IN PERSON to screen them. - After that, you will need to undergo a background check. I use turbotenantdotcom for this and they charge a one time fee of $55 per person. If you have already filled out a background check through Zillow I can also use that. - If successful, you will need first, last & deposit (that is three month's rent) up front to sign a lease. Trash, water, snow removal and lawn maintenance are included. All other utilities (wifi, cable, electricity, gas, telephone, etc) are the tenant's responsibility. Last year I averaged $45/month for electric through Ft Collins utilities and $56/month for gas (which powers the heat) through Xcel. Xfinity cable varies but is offering deals right now. Or Connexion is available at $75/month.
