1. Alterations & Fixtures
Tenant is not permitted to change, remove, replace, or modify any fixtures, appliances, or locks without prior written permission from the Landlord.
Tenant is not allowed to install or add any fixtures (including shelves, lighting, or structural additions) without the Landlord's written consent.
2. Guests & Visitors
Tenant may not have visitors stay in the apartment for more than two (2) consecutive weeks or a total of two weeks within a year without the Landlord's written permission.
3. Use of Premises
The apartment shall not be used to conduct any type of business, including but not limited to childcare, beauty services, food services, or any home-based commercial activity.
4. Notice to Vacate
Tenant must provide two (2) months written notice prior to the date they intend to vacate the premises.
5. Subletting & Additional Occupants
Tenant is not allowed to sublet, subcontract, rent, or assign the apartment to any other person.
No additional occupants may live in the apartment without the Landlord's written approval.
6. Driveway & Property Use
Tenant is not permitted to use the driveway for repairs to vehicles, appliances, fixtures, or any mechanical work.
Tenant may not use the water supply to wash vehicles.
No parking is allowed on the driveway without Landlord's permission unless the Tenant has rented the driveway as part of the agreement.
7. Repairs & Maintenance
Tenant is responsible for the cost of repairs to fixtures or appliances if damage results from the tenant's negligence, misuse, or improper handling.
Landlord remains responsible for repairs due to normal wear and tear.
