The 165 year old beautiful historic City Ditch is a stone's throw to the west. The Ditch is a controlled irrigation ditch, with water flowing April 1 to November 1. As it is not cement lined, the trees in the area are immense, and the charming wooden pedestrian bridges crossing the waterway are under a lush canopy of huge willows, elms, and cotton woods. This feels like a world away - country in the city, yet an equidistant 15 minutes from Downtown Denver and the Tech Center. Because the Ditch cuts through the hood, no east/west through streets from Yale to Cornell, and because of the beautiful Harvard Gulch Park just to the north, no north/south through streets from Downing to Logan! Hence, very, very little traffic - it's a neighborhood where people stroll up the middle of the street. So quiet Bird paradise! Charming parks within easy walking distance: Harvard Gulch (with sweet Par 3 golf course, pool, community center) Emerson Park, Clarkson Park, and Bates Logan Park, the City of Kunming Park (best sunset and mountain views in the whole town), and community garden and natural Rosedale Park are all easy walks. Landlord pays water, mowing, fertilization of huge yard. Grand restaurants - all so close - Colore, John Holly's, Denver Beer Company, Tikka Grill, Jalapeno's, Breakfast on Broadway, Trompeau Bakery, Undici, The Feedery, a veritable bounty!
