4. Since 2020: No evictions, UDS, and/or unpaid mortgage or rent-related monies.
5. Only 1 eviction, UD, and/or unpaid rent-related issue per household. Must be before 2020.
6. If you haven't been a homeowner for the last 3 years with no unpaid mortgage payments, then 2 positive and verifiable rental references from rental property owners or leasing managers are required- including from your current place- with no more than 2 late rent payments and/or 2 lease violations at your current place.
7. Current full-time employment, govt assistance, and/or passive income for the last 6 months.
8. Since 2020: No drug, weapon, theft, and/or vandalism-related misdemeanor(s).
9. Only 1 drug, weapon, theft, and/or vandalism-related misdemeanor per household. Must be before 2020.
10. Since 2020: No noise violation complaints and/or citations.
11. Since 2015: No drug, weapon, theft, and/or vandalism-related felonies.
12. Only 1 drug, weapon, theft, and/or vandalism-related felony per household. Must be before 2015.
13. NO violent felonies and/or misdemeanors.
14. NO sex-related convictions.
15. Social Security number, Green card, or ITIN for all adult occupants.
16. 1 qualified adult must proficiently speak, read, and write in English OR have an English-proficient adult be the Co-signer, Translator, and main contact person.
17. All adults must be searchable via US based background check companies and/or sites.
MORE INFO:
1. This property does -NOT- allow loud noise and/or music- as if in the club or bar- that thumps through walls/doors- that neighbors and/or other renters would find disruptive and/or would violate city noise ordinances. This also includes loud cars, microphones, guests, and/or speakers. Children and quiet gatherings/guests are certainly welcomed.
2. No central AC. You provide your own standing AC unit (standard window ACs do not fit the windows).
3. 13 laundromats with flexible hours within 5 to 10 minutes. You'll get a convenient Google map of all laundromats. (No on-site washer or dryer.)
4. Renter's Insurance required.
5. Home-based businesses that have daily or weekly visiting clients are not allowed. Examples: daycare, salon services, food pick-up business.
SECURITY DEPOSIT and 1st MONTH RENT:
YES- Credit cards accepted. You'd pay the processing fee.
Due with the signed lease agreement:
1. 1st month rent,
2. 50% of the security deposit, and
3. $25 application household employment and rental reference and verification processing fee.
Important: The last 50% of the security deposit would then be due by the following Fri or within the next 7 days- whichever is the soonest.)
If all adults meet ALL of the minimum qualifications, the Security Deposit would be equal to 1 month rent.
If any adult does NOT meet all of the renter and/or pet/animal minimum qualifications, and/or:
- has an eviction, UD, and/or unpaid rental or mortgage loans,
- smokes and/or vapes, and/or
- has multiple non-medical items in collections and/or high amount of non-medical charge-offs,
then a larger Security Deposit is required. This amount would be equal to 2 or more months worth of rent and based on how many and which unmet qualifications.
