Premises The Premises refers to the leased unit or space within the property located at 315 N Front Street, Harrisburg, Pennsylvania 17101. The Premises includes access to common areas, entryways, and any shared amenities designated by the Landlord. 2. Term The Lease Term shall commence on the Commencement Date stated in the individual lease agreement and shall continue for 12 months, unless otherwise agreed in writing. Lease renewals shall be at the Landlord's discretion. 3. Rent Tenant agrees to pay monthly rent as stated in the Lease Summary, due on the first (1st) day of each month. Payments not received by the fifth (5th) day are subject to a late fee of 5% of the outstanding balance. 4. Security Deposit A Security Deposit equal to one month's rent is required prior to occupancy. The deposit will be held as security for the performance of all lease obligations and may not be applied to rent without written consent. 5. Utilities Unless otherwise specified in the individual lease: Landlord shall be responsible for water, sewer, and trash. Tenant shall be responsible for electric, gas, internet, and cable services. Separate metering will apply where available. 6. Use of Premises The Premises shall be used solely for residential purposes (or as designated for commercial tenants). Tenants must comply with all zoning, building, and health codes. No illegal activities or public nuisances are permitted. 7. Maintenance and Repairs Tenant agrees to maintain the Premises in a clean and sanitary condition. Landlord will be responsible for structural repairs, major systems (HVAC, electrical, plumbing), and exterior maintenance. Tenant shall be responsible for minor maintenance and any damage caused by negligence. 8. Alterations Tenant may not make alterations, improvements, or installations without prior written consent from the Landlord. Approved modifications must comply with all building codes. 9. Insurance Tenant is encouraged to obtain renter's insurance covering personal property and liability. Landlord shall maintain property insurance for the building structure only. 10. Entry by Landlord Landlord or authorized agents may enter the Premises with 24-hour notice for inspections, repairs, or showings. In emergencies, immediate entry is permitted. 11. Default Failure to pay rent or comply with lease obligations may result in termination and eviction under Pennsylvania Landlord-Tenant Law. Tenant shall be liable for unpaid rent, legal costs, and damages. 12. Subletting and Assignment Tenant shall not assign or sublet the Premises without written consent of the Landlord. 13. Termination Tenant must provide at least 60 days' written notice prior to the end of the Lease Term for non-renewal. Early termination without cause may result in forfeiture of deposit and additional penalties as described in the lease. 14. Governing Law This lease is governed by the laws of the Commonwealth of Pennsylvania and the City of Harrisburg housing ordinances. 15. Miscellaneous Smoking is prohibited inside the building. Pets are allowed only with written approval and may require an additional deposit. Noise levels must comply with city ordinances. Tenant agrees to follow all building rules as provided by management.
