Occupancy:
Maximum occupancy of two (2) persons per bedroom.
Guests staying longer than 14 consecutive days require written approval.
Subletting:
No subletting or short-term rentals (Airbnb, VRBO, etc.) without written consent from the landlord.
Military Clause:
Active-duty service members may terminate the lease early with PCS or deployment orders, in accordance with the Servicemembers Civil Relief Act (SCRA).
Entry & Inspections:
Landlord may enter the property with 24-hour notice for maintenance or inspection.
Emergency access permitted without notice.
Insurance:
Tenant must maintain renter's insurance with a minimum of $100,000 liability coverage.
Move-In Requirements:
-First month's rent and security deposit due at signing.
-Pet fee(s) due before move-in (if applicable).
-Proof of income, ID, and renter's insurance required prior to move-in.
-Utilities must be transferred into tenant's name within 3 business days of move-in.
-Move-in inspection will be completed with the landlord to document condition.
House Rules
-Quiet hours: 10 PM-7 AM.
-No loud music or parties that disturb neighbors (without forewarning and consent).
-Keep porch areas tidy; no clutter or debris.
-Garbage and recycling bins must be stored neatly and taken to the curb on pickup days.
-Tenant must notify landlord immediately of any leaks, damages, or safety issues.
-Respect neighbors and the property treat the home as your own.
