Spayed/Neutered pets may be allowed for responsible tenants with additional fees.
Water, Sewer, Trash, Gas and Internet utilities are included in the base rent of $1,200. Owners will pay up to $125 per month for utilities. Any overage past $125 will be billed to the tenant(s) accordingly.
Electricity is paid for by the tenant(s). Tenants are able to add the option of having the owners pay for electricity. If tenant(s) decide to add electricity, base rent will be $1,400 per month.
Rent is due on the 1st of every month and late fees will apply if not paid on time. Accommodations are available, but must be in place with the owners before the first of every month if paying late.
A maximum number of 2 pets are allowed preferable sprayed/neutered cats or dogs. Other pets taken on a case by case basis. Non-refundable pet fee is $250. Pet rent is negotiable based on the type of pet, how many pets and size, but averages $15-25 per month on top of base rent.
Preferred 1 year lease. Short term leases are available on a case by case basis. If wanting to rent Month 2 Month (M2M), a $25 Convenience Fee will be added on top of base rent. M2M leases are unavailable Oct. 1 thru March 31.
Non-tobacco smoking building. Smoking is allowed outside at least 15 feet away from all building windows and doors. Security Deposit will be applied toward smoke remediation if evidence of smoking is found. We acknowledge cannabis is legal in Missouri and some individuals have medical cards, but ask that other tenants be considered and a window opened if partaking in the cannabis in smoke-form.
Tenants are not allowed to make their own repairs to units. Owners have a maintenance person that takes care of this. In addition, landscaping, lawn care, and janitorial building services are also included in base rent to help maintain the building.
Renter's Insurance is required, preferably before Move-In date.
All tenants are prescreened when application is submitted and must be approved before Lease and Security Deposit are provided.
