Renter is responsible for all utilities except trash. The renter must pay electricity, gas, water, and sewage. Pets are allowed at a $50 pet fee per month.
Tenant agrees to pay the Landlord rent in the amount of $_950__ per month, payable in advance on the first day of each month. The first rent payment is due on the Lease start date, with subsequent payments due on the 1st day of each month thereafter.
Security Deposit:
Tenant shall pay a security deposit in the amount of $__950______, to be held by the Landlord as security for the performance of Tenant's obligations under this Lease. The security deposit is refundable at the end of the Lease term, less any deductions for damages beyond normal wear and tear.
Use of Premises:
The Premises shall be used solely as a private residence for the Tenant and shall not be used for any commercial purposes. Tenant shall not sublet or assign this Lease without the prior written consent of the Landlord.
Maintenance and Repairs:
Tenant shall maintain the Premises in a clean and sanitary condition and promptly report any maintenance or repair issues to the Landlord. Landlord shall be responsible for all major repairs, except those caused by the negligence or misuse of the Tenant.

This Lease may be terminated by either party with 30 days' written notice. Upon termination, Tenant shall vacate the Premises, remove all personal property, and return the keys to the Landlord.
