    Amazing location! Utilities included! Spacious and private 2 bedroom apartment in South Boulder. A little over 1,200 square feet that includes a large living room, dining area, and kitchen, off of a private backyard patio. The space also includes a laundry room that could also be used for storage or as an exercise room. The two bedrooms are large, one of which is oversized and could accommodate other functions like a separate living or exercise area. This is a completely separate and private lower level legal ADU in a quiet home, in a quiet neighborhood. None of the apartment spaces are shared, as well as the patio and garden planters on the patio. You'll share the backyard only with our sweet dog. The space comes partially furnished with a kitchen island, dining set, sofa, coffee table, shower curtain, bathroom shelves, rugs, and a queen bed mattress and frame. I live upstairs with my two teenage kids, and we're quiet. The downstairs apartment is separate, shut off from, and private from the upstairs. We'd prefer to rent to relatively quiet renters. The location really is great, one block from Viele Lake and the South Boulder Rec Center. It's a five minute walk to the paths around the lake, tennis courts, frisbee golf, playing fields, playground, and an occasional goat herd (really). Walk to the Table Mesa Plaza that includes King Soopers, Whole Foods, pubs, restaurants, banks, yoga studio, and more. Catching the Skip bus is a short roughly 10 minute walk, which takes you straight to downtown or CU. CU is roughly a 10 minute drive. Catch the Skyride straight to the airport right across from the Table Mesa plaza. A roughly 15 minute walk or 5 minute drive takes you to trails that are top-rated nationally. All the neighborhood schools are within walking distance. Ample parking is available on the quiet street just in front of the house. This is a quiet street one block long with very little traffic. The driveway can be available for move-in/move-out. Double swing entry door for easy move-in. Gas, electric, water, garbage utilities are included. Smoking of any kind is not allowed on the property because of my kids. I can be flexible on lease length, but it has to be more than 30 days. Maximum 2 unrelated occupants allowed in this unit per City of Boulder code. License #RHL-00999904
