The Premises consist of a brand-new third-floor accessory unit located within a one-family residential building. The unit is newly constructed of owner ownership and includes a private entrance. The apartment contains a living room, kitchen with new appliances and cabinetry, bedroom with storage space, and a full bathroom with updated fixtures. The unit is equipped with modern heating and available cooling system and meets all applicable building, housing, and safety codes. The Premises are intended for residential use only and are leased in clean and habitable condition as of the commencement date of this Lease. Landlord covers water, sewer, and heat for residential use. Electricity and gas is included in rent up to $300 per month; tenant is responsible for any amount over $300, payable with the next month's rent. Landlord reserves the right to bill the tenant for clearly unreasonable usage (e.g., exceeding 1,000 kWh/month) with 14 days' notice. If tenant has clearly unreasonable usage of utilities this agreement is null and void.
