1. Rent and Utilities
Monthly rent includes gas, electricity, water, sewage, garbage, and Internet.
Rent is due on the 1st of each month. Payments made after the 5th are subject to a $100 late fee per day until payment is received in full.
Utilities are included for normal residential use. Excessive or wasteful consumption may result in additional charges.
2. Security Deposit
A refundable security deposit is required prior to move-in and will be returned within 14 days of checkout, less any deductions for damages or unpaid balances.
3. Occupancy and Use
Maximum occupancy: 3 guests.
No pets are permitted.
The property is for residential use only. Parties, events, or commercial photography are not permitted.
Quiet hours are from 11:00 PM to 7:00 AM.
No smoking, vaping, or recreational drug use is allowed inside or on the property.
4. Check-In and Check-Out
Check-in: After 3:00 PM.
Check-out: Before 10:00 AM.
Self check-in is available via smart lock.
5. Property Rules
* Respect the Home: This is a private residence. Treat the property and furnishings with care and respect.
* Driveway Access: Do not drive through or park in the shared driveway even for brief drop-offs as it is narrow and shared. Free street parking is available.
* Shoes-Off Policy: Please remove shoes upon entry to help maintain cleanliness and hygiene.
* Respect and Quiet: Be considerate toward neighbors and maintain a peaceful environment at all times.
* No Smoking/Vaping: Smoking, vaping, and recreational drug use are strictly prohibited anywhere on the property.
* No Parties or Events: This is a peaceful residential area; gatherings, events, or parties are not allowed.
* Visitors: Notify the landlord in advance if someone not listed in the booking (e.g., a family member or friend) will briefly visit.
* Backyard Access: The backyard is not part of the rental area; guests may enjoy the garden view from inside the suite.
6. Furnishings and Maintenance
The property is rented fully furnished as listed in the inventory checklist. Tenant shall not remove or replace any furnishings without landlord consent.
Tenant shall promptly report maintenance concerns.
Costs for damages beyond normal wear and tear will be deducted from the security deposit.
7. Cleaning and Upkeep
Tenant shall maintain the premises in a clean and sanitary condition throughout the stay.
Mid-stay cleaning can be arranged for an additional fee upon request.
8. Entry and Inspections
Landlord may enter the premises for inspections or repairs with at least 24 hours' notice, or immediately in the event of an emergency.
9. Subletting and Assignment
Tenant shall not sublet, assign, or list the property on any rental or hosting platform (e.g., Airbnb, VRBO) without the landlord's written consent.
