    Large apartment formerly two units, now a single family unit upstairs and downstairs with an attached garage, and a laundry room with washer and dryer, There is an eat-in kitchen with a refrigerator, stove, and a small dishwasher. The apartment has four bedrooms, two bathrooms and two living areas. The yard is fenced and suitable for a small dog only as the fence is too low for a large dog. This apartment is ideal for a small family. NO Utilities are included in the rent. Tenant pays for all utilities and garbage pickup. There is NO air conditioning. Previous tenants have installed their own portable units. Absolutely no smoking is allowing inside the unit. This apartment is for residential use only. No business of any kind may be conducted on the premises. The apartment will be leased to individuals with good to excellent credit ratings ONLY. Backgrounds and Credit ratings will be checked for any prospective tenant. NO exceptions. You must have enough demonstrable income to afford this apartment to lease it. One small dog is allowed. The Initial Lease will be for 6 months until May 31. It can be automatically renewed at the same rate for one year on June 1, 2026. Rent is $1800 a month payable by the 5th each month. There is an $1800 deposit due at signing of the lease. Tenant pays for Electricity, Gas and Garbage pickup. Tenant pays for their portion of the Water/Sewage fee (1/2 the monthly bill from Colorado Springs Utilities). No smoking of any kind is allowed within the apartment. Tenant is responsible for picking up their pet's waste and shoveling snow on the sidewalk in front of their apartment. Tenant must change the Furnace filter at least 3 times a year. Landlord provides the filters. No junk or collection of items except for a barbecue grill, table and chairs are allowed in the yard. Tenant is responsible for their own renters insurance. There is NO Airconditioning. Tenant may use their own portable unit installed in the Kitchen window.
