    What's special

    Prime locationModern appealMove-in-ready spaceDecent-sized closets
This charming rental property boasts a prime location within walking distance to numerous parks, bars, and restaurants, offering tenants convenient access to recreational activities and vibrant nightlife. Situated less than 2 miles from downtown, residents can easily bike (or take the bus - there is a stop across the street!) to enjoy all the downtown attractions. OR you don't have to go downtown - located on the same block is one of Denver's BEST restaurants (The Wolf's Tailor), a Ramen spot (Ramen Star), two hair salons, an authentic Mexican joint (Necio), a sushi spot, and a coffee shop (Cherry Bean). You will be living in one of Denver's hottest neighborhoods. But one that still has (free) parking. There is a new AC/Heater unit that ensures optimal comfort year-round, enhancing the overall quality of living (finally gave in after a couple of HOT summers here). Additionally, the property comes mostly furnished, offering tenants a move-in-ready space with a touch of modern appeal. The second bedroom can be used as a bedroom or office or meditation room. Both bedrooms have decent-sized closets. Plus there is a shed on the back porch for your bikes, snowboards, camping gear, etc. This condo is available November 17th and will rent out quickly! Renter can sign month to month, 3 month, 6 month or 12 month lease. Renter is allotted two parking spots in the parking lot directly behind the condo. They are not assigned. Renter pays for electric bill and internet. Owner pays all other utilities (trash, recycle, water). No smoking allowed inside. Small pets (up to 30 pounds) permitted. If renter has a pet a $300 pet fee is required at the time of signing lease and additional $30 per month after that. Payment is due by the 1st of each month - if payment isn't received within 7 days there is a $50 late charge.
