Features include wood-look tile throughout, dual-pane windows, a sliding patio door from the bedroom to a private patio, and a kitchen equipped with a gas stove/oven and farmhouse sink. The home is well insulated and climate-controlled via a mini-split heating/AC unit. Utilities & Maintenance: SDG&E, water, and trash are included in rent. Tenant is responsible for their own internet/cable/streaming services. Tenant also maintains the landscaping within the fenced yard, including watering and basic upkeep (weeding, trimming shrubs). Location: Centrally located 7 minutes from downtown San Diego, 5 minutes to SR-94 and I-5, and 3 minutes to I-15 and 805. Lease Terms & Occupancy: A 1-year lease is required; shorter terms may be negotiated for an additional rent premium. Rent is $2,200/month for single occupancy. A second tenant may be considered for an additional $400/month to accommodate increased utility use (total $2,600/month for two occupants). Pets: One small dog (30 lbs. or under) may be approved pending an in-person meet-and-greet. A $150 pet deposit applies. No cats due to compatibility with existing dogs who live with the landlord on the property. Living Environment & Mutual Expectations: The property owner resides in the primary home at the front of the lot. Because the guesthouse shares the property but offers its own fully private space open communication and mutual respect are essential to maintaining a positive living environment. Prospective tenants should be comfortable with: Coordinating general schedules as needed (e.g., yard access, maintenance timing, deliveries to the property). Maintaining a lifestyle compatible with respectful, low-impact shared occupancy, particularly regarding noise, visitors, and pet behavior. Communicating proactively and professionally about any concerns, repairs, or issues that may arise. Mutual respect for privacy and boundaries, ensuring both tenant and landlord enjoy quiet, harmonious use of the property.
