Premises The Sublessor subleases to the Sublessee the residential property located at: Address: _______________________________________________ ("Premises"). 2. Condition and Use The Sublessee accepts the Premises in its current condition and agrees to: - Keep it clean, sanitary, and undamaged. - Notify the Sublessor promptly of needed repairs. - Use the property for residential purposes only. - Refrain from unlawful activity or creating disturbances. - Follow all community, HOA, and landlord rules. 7. Master Lease Compliance This Sublease is subject to the terms of the master lease between the Sublessor and the property owner/manager. The Sublessee agrees to comply with all applicable lease provisions. 8. Entry and Inspection The Sublessor, landlord, or their agents may enter the Premises in accordance with applicable law for inspection, repairs, or emergencies with reasonable notice. 9. Indemnification and Liability The Sublessee assumes all responsibility for their own actions and guests. The Sublessee agrees to indemnify and hold harmless the Sublessor from any claims, losses, or damages arising from use of the Premises during the sublease term. 10. Governing Law This Agreement shall be governed by the laws of the State of __________________. 11. Entire Agreement This document represents the full understanding between the parties.
