Alterations & Improvements No permanent changes (painting, structural work, fixture replacements) without written approval. Non-permanent decor and furniture are permitted. Landlord Access Landlord may enter with 24-hour notice for repairs, inspections, or showings. Termination & Renewal Lease automatically converts to month-to-month if no renewal is signed. Either party may terminate with 60 days' written notice before lease expiration. Early termination by Tenant may result in forfeiture of deposit and continued rent responsibility until a replacement tenant is secured.
