We are seeking tenants that are looking for upscale living with peace and privacy from the hustle of being in town yet be within a 15-minute drive to town. Our home and property have all the benefits of "Town & Country" living being minutes away from the city of Gainesville, Georgia. The second-floor apartment affords privacy without having to live in a gated community.
The Apartment and our Home is nicely set back from the road and is on Three plus (3+) acres of hardwood trees (Red Oaks, White Oaks, Poplar trees, Leyland Cypress, and more). The land slopes down to the back of the property to a running creek. We are located about twelve miles southeast of Gainesville, Georgia, and the Northeast Georgia Medical Center. The apartment is: three bedroom / two bathroom that is on the second floor of our addition: it has a full kitchen w/ propane gas cook top, wall oven, refrigerator/freezer, and center island seating, also partial enclosed walk-in pantry. The living room has a wall mounted television and bookshelves, there are beamed ceilings with ceiling fans. Both bathrooms have frameless glass showers and are fully tiled. There is a Washer and Dryer in the second bathroom closet. It has central HVAC on its own meter. There are hardwood floors throughout. There is storage in the drop-down walk-in attic and over the breezeway in the third bedroom closet access. Tenants are allotted two parking spaces. More information, pictures, available upon request
There will be an application fee and a credit report, income verification unless retired, background check for any possible tenants. We will require First month's rent, Last month's rent, & Security Deposit. ((No Pets)) We are currently taking phone numbers of interested parties, Apartment is Available for show as of October 16th (We will prorate First month's rent if new tenants move in, in October ) and are ready to rent, after application has been approved and applicant is invited to premises.
Tenant pays for Propane Gas ( gas cooktop), Tenant pays for their own Electric, the Apartment has a separate meter.
DIRECTV Receiver ( Tenant splits monthly bill with Landlord: 35% of the monthly bill, and (tenant pays for any pay per views they order) Tenant pays 40 % WIFI Internet Service (Hughes Network) Satellite dish already hooked up. Tenant pays 40% of the monthly water bill each month with Landlord. There is NO Land Line Telephone Service. Everyone uses their own cellphone service. There is no trash service: tenant is responsible for taking their own trash to the trash facility approximately 3 miles from the apartment. NO SMOKING ANYWHERE IN THE APARTMENT.
Renters must provide Renter's Insurance. The minimum Rental Lease is: 12 months.
All prospective tenants must go through Zillow's application process, before being invited to tour our rental.
