Gran'Dad of 1927 is one of our most storied acquisitions and further restoration examples that began with a deed passing from its multi-generational owner whose depression era frugality led to the building staying completely intact from birch shaker kitchens to original hardware and lighting.
No. 2 Instant Crush is a vast boxcar with footprint depths rarely seen in Tangletown. We amplified the feeling of the common area by slightly opening the kitchen to accommodate a socially leaning peninsula while repurposing adjoining hallway wardrobes to create in-unit laundry rooms.
Corner oak dining buffets were restored and lined with William Morris grandma floral. All millwork in the unit was tirelessly brought to bare wood and stain cocktailed under 5-6 coats of matte lacquer. The kitchen was modernized in part by drawing up new lowers and the range wall cabinetry, formatted in a period-correct manner to honor the existing birch uppers that will remain for another century.
The hallways in Gran'Dad are so stretched giving bowling alley vibes, that we chose to install full panel and vintage sconces above a psychedelic wallpaper that makes for a playful corridor between the guest and primary and bathroom highlighted by the birch linen stack that we stripped for original swagger.
Instant Crush has all new water lines, plumbing & electrical as well as a Weil-McClain boiler that heats the entire ship. Modern replacement anderson windows are installed from the kitchen back with updated storms to cover the original 6 pane double-hungs.
The unit includes assigned parking space, storage locker as well as huge basement for bikes and lake gear. The front terrace faces fuller park and serves as a wonderful space for bonfires or outdoor cooking.
