    Welcome to 501 McIver! THE SPACE: This South Nashville 4 bed 2 bath is available for rent! It's the spacious first floor of a quaint 1929-original house, now renovated to a top-and-bottom duplex. The space has a large kitchen, arched doorways, rustic hardwoods, natural light, covered deck, plenty of parking. The yard has ample space and is fully fenced except for the driveway entrance. Laundry is located in the mudroom near the side entry doorway. The upstairs is currently rented to a respectful, responsible tenant whom we've been glad to have. THE AREA: Walkable neighborhood! Folks from every age are out and about at most hours. This home is nestled in the Radnor neighborhood where employees of the Radnor Railyard once called home. Today, the soft singing of the rails is still a familiar sound. 501 McIver has easy access to the multi-cultural corridor of Nolensville Pike while being protected from the hum of traffic by a ridge running east along Meade Avenue. South Nashville boasts a wonderful spread of unique restaurants, at least ten (10) 4.4+ star international food options within 1.5 miles. It's a short walk to the beloved Degthai and always-fresh Woodbine Fresh Market and just a 4-minute drive to the homey Dozen Bakery and quant Primitive Coffee (all local favorites). This spot is minutes from downtown Nashville, Nashville Zoo, Geodis Soccer Stadium, and BNA airport, with convenient access to I-65 and I-24 for venturing out from the city. THE LEASE: Rent is $2500/month for 3 tenants or $2600/month for 4 (can be adjusted based on intended use). Security deposit is one month's rent. Pets are welcome with additional $40 rent (per month per pet, but can discuss adjusting for some cases) and security deposit of $300. See pictures (furniture is staged, not included). Here is a sneak peek at the lease agreement! - Basic lease agreement is 1 year duration but open to discussing. - Rent for each month is due on 25th of the prior month. - Utilities are not included in monthly rent. - Prohibited activities include but are not limited to smoking (inside or within 25 feet of the unit), vaping, any other uses of tobacco, any activities that damage the property, or any activities that create a nuisance for other tenants or neighbors. - Pets are welcome for an additional monthly rent and one-time security deposit (number, type, and breed of pets must be approved by the landlord). - Tenants will conduct move-in and move-out inspections and provide documentation to the landlord. - Tenants must confirm smoke detector(s) / carbon monoxide monitor(s) are functioning properly after moving in. - Tenants will obtain and provide proof of renter's insurance (minimum $10,000 liability and property insurance). - Tenants are responsible to maintain general cleanliness of the unit interior and perform general upkeep of the yard/exterior. - Tenants are responsible for any damages beyond basic wear and tear. - Tenants are responsible to report maintenance needs immediately when those needs arise. - Landlord may perform work in/around the rented space as needed and will communicate ahead of time about the work and will reasonably minimize inconvenience to the tenants. - Landlord will conduct quarterly visits to the property to check condition and change air filters. - Landlord will check in with tenants at 90 days prior to lease expiration regarding renewal of lease and will require notice of tenants' plans to renew/not renewal at least 30 days prior to lease end. Landlord will begin showing the property to potential tenants after receiving notice of non-renewal and will communicate with tenants ahead of time about upcoming showings. - Security deposit will be kept in a separate, federally insured bank account located within the state.
