Pet deposit required if approved. 1.Rent is due on the 1st of each month. A late fee of $100.00 will be charged if not received by the 3rd. Grace period is 3 days. Consistent late payments may be grounds for non-renewal." The lease is for a fixed term of 1 year. At the end of this term, the lease will convert to a month-to-month tenancy unless the landlord provides written notice of non-renewal at least 30 days prior to the lease expiration. The landlord reserves the right to refuse renewal or convert to month-to-month tenancy at their discretion. Termination & Eviction The landlord may terminate the lease and initiate eviction proceedings if the tenant: Violates any lease term or house rules, including but not limited to non-payment of rent, unauthorized occupants or pets, damage to property, or illegal activities. Fails to comply with a lawful notice to cure or vacate within the specified timeframe. Notice to Vacate Tenants must provide a 30-day written notice prior to vacating the unit, delivered via email,or mail. 2. Quiet Hours / Noise Policy "Tenants must maintain reasonable noise levels. Quiet hours are from 10:00 PM to 7:00 AM. No loud music, parties, or disturbances at any time." 3. Alteration/Modification Policy "No alterations (e.g. painting, mounting TV brackets, installing shelves, or replacing fixtures) may be made without written landlord approval." 4. Pest Control Responsibility "Tenants must maintain cleanliness to avoid pest issues. If infestation occurs due to tenant negligence, tenant may be held responsible for extermination costs." 5. Renter's Insurance (Required) "Tenants are encouraged to obtain renter's insurance to protect personal belongings and liability." 6. Move-out Condition / Cleaning Requirements "Unit must be returned in clean, undamaged condition, comparable to move-in state. Failure to do so may result in deductions from security deposit." 7. Subletting and Airbnb Prohibition "Subletting, short-term rentals (including Airbnb, Vrbo, etc.), or transferring this lease without written landlord approval is strictly prohibited." 8. Right of Entry "Landlord has the right to enter the unit with 24-hour notice for repairs, inspections, or in case of emergency." 9. Use of Premises "Unit is to be used exclusively as a private residence. No commercial activity or running a business from the property is permitted." 10. Appliance Responsibility "Tenant is responsible for the care and light maintenance of provided appliances (e.g. cleaning lint trap, reporting issues promptly). Damage caused by neglect may result in repair costs charged to tenant." Do not make ANY repairs, please report any issues or repairs needed to landlord via email, text or call.
