Landlord responsible for maintaining major systems (AC, plumbing, appliances, etc.). 8. Term of Lease Lease term: 12 months Renewal process/conditions: new agreement for the following 12 months 9. Security Deposit Security deposit of $1950 is due at signing. Conditions for deductions include damages beyond normal wear and tear, unpaid rent, HOA fines, etc. Timeline for return of deposit per Florida law 15 30 days depending on deductions. 10. Entry & Access Landlord may enter with reasonable notice, at least 24 hours in advance, for inspections, repairs, or emergencies. Inspection will be held after 6 months to review major systems of the unit (AC, plumbing, appliances, etc.). 11. Default & Termination Lease termination (nonpayment, HOA violations, illegal activity, etc.). Tenant obligation if breaking lease early require at least 60 days to notify. 12. Parking Condo includes a garage and driveway for use and no additional fees. Guest parking is at the beginning of the complex and extra spots are throughout the community. Parking on the street (not in a valid spot) is not authorized.
