Monthly Rent: us$2,300 Due Date: 25th of each month Payment Method: through "pay your rent" application Security Deposit: us$2,300 house must return paint and in good conditions as you receive it. If something is damage or need to replace we will discount that from the deposit. Moving fees : 1st month, last month and deposit. Late Fees: 3 days after due date $150. 4. Special Use and Condition Clauses : water, internet and Fpl are not included. A. Furnishings Clause The Premises are rented as fully furnished. An inventory list of all furniture and household items provided by the Landlord is attached as Exhibit A and is incorporated into this Lease Agreement. The Tenant acknowledges receipt of the Premises and all listed furnishings in good and working order. The Tenant agrees to maintain the furnishings and return them in the same condition, normal wear and tear excepted. The Tenant shall be responsible for the cost of repair or replacement for any damaged, lost, or destroyed furnishings. B. Smoke-Free Clause The Premises and the entire property (including all indoor and outdoor common areas, balconies, patios, and parking areas) are designated as a strictly smoke-free environment. Smoking, vaping, or the use of any electronic smoking devices is strictly prohibited on the Premises and the surrounding property. Violation of this clause shall be considered a material breach of this Lease and may result in penalties, cleaning fees, and/or eviction. C. No-Pets Clause No animals or pets of any kind are permitted on the Premises, even temporarily. This prohibition applies to guests and visitors as well. D. Parking Clause The Tenant is allocated two (2) designated parking spots for the exclusive use of the Tenant's registered vehicles. The assigned parking location is directly in front of the house designated as "A". The Tenant agrees not to use any other parking spaces on the property. 5. Utilities and Maintenance Utilities: Specify tenant will be responsible for each utility (e.g., water, electric, gas, trash, of the unit A).
