This property is rented on a 12-month lease. 
Basic landscaping service is included. 
Electricity, water, sewer, internet, and renter's insurance are NOT included and are the tenant's responsibility. Water and sewer are master billed by the landlord on a prorated basis (divided among all units in the community with a $50 minimum).
Trash, and electricity are estimated at $50 - $75 per month depending on the time of year. Internet service is available through Cox or T-Mobile for approximately $40 - $50 a month. Renter's insurance can be purchased as part of The Calico Smart Package for $29 per month, or you can provide proof of your own coverage and receive The Calico Smart Package at a discounted rate of $19 per month.
Pets are allowed. There is no fee for up to two cats.

- No evictions within the last seven years. Foreclosures and bankruptcies are okay.
- No convictions for felonies or crimes of mortal turpitude (fraud, theft, etc.) within the last seven years.
- No unpaid collections to prior landlords or utility providers.
