    Welcome to your coastal cottage in Panama City Beach - a laid back retreat where simple moments shine the brightest. This 2BR/2BA home is a 4min drive to the beach and most bayside restaurants. Our home is designed for gathering with family and friends, sharing good food, and soaking in the easy rhythm of coastal living. With a large fenced in backyard, this is a great place for the whole family. 1. Lease Term: This Agreement shall begin on [Start Date] and end on [End Date], for a total period of approximately 4 5 months, unless otherwise extended or terminated in writing by both parties. 2. Rent & Payment: Monthly Rent: $2,300.00 Due Date: Rent is due on or before the 1st day of each month. Security Deposit: $1,000.00 (due before move-in). Cleaning Fee: $300.00, due with the final month's rent. Late Fee: Rent received more than 5 days late may incur a $50 late fee. Payments shall be made to the Property Manager via [payment method], who will forward payments to the Owner as applicable. 3. Utilities & Services: The following utilities and services are included in the monthly rent: Electricity, Water, Wi-Fi, and Lawn Care. Tenant is responsible for any other services not listed above. 4. Occupancy: The property shall be used solely as a residential dwelling by the Tenant(s) listed in this Agreement. Subleasing, short-term rentals, or hosting on Airbnb/VRBO is not permitted. Maximum occupancy must comply with local ordinances. 5. Property Condition & Furnishings: The home is fully furnished and equipped for immediate occupancy. Tenant agrees to maintain the property in good condition and return it in the same condition, less normal wear and tear. An inspection will be completed at both move-in and move-out. 6. Pets: The property is pet-friendly for up to two (2) pets. Pet deposit : $150 ( non-refundable) , then $50 per month (non-refundable). Tenant must clean up after pets and prevent damage or noise disturbances. Any damage or excessive cleaning required due to pets will be deducted from the deposit. 7. Smoking Policy: Smoking, vaping, or use of tobacco or marijuana products is strictly prohibited anywhere on the property, including the yard and porch areas. Violation may result in immediate termination of this Agreement. 8. Parking: Tenant is allowed to park up to three (3) vehicles in designated areas. No parking on grass or blocking driveways. 9. Maintenance & Repairs: Tenant agrees to promptly report any maintenance issues to the Property Manager. Tenant is responsible for minor upkeep (light bulbs, cleanliness, etc.). Manager/Owner is responsible for major repairs not caused by tenant negligence. 10. Entry by Property Manager or Owner: Manager or Owner may enter the property with 12 hours' notice for inspections, maintenance, or showings, except in emergencies. 11. Termination & Renewal: Tenant may not terminate this Agreement early without written consent from Manager. Upon lease expiration, Tenant may request to extend month-to-month or renew with updated terms and approval.
