The Neighborhood:
Situated on a generous corner lot spanning almost half an acre, this property provides space for a flower or veggie garden on the corner side and in front of the outdoor space. The ADU overlooks a large fenced yard (that is rented to the tenants of the attached four-bedroom home) and is separated by two deadbolted doors with a storage unit in between for privacy and security.
Outside access to the ample lower lot area could be easily modified to create a dog run or larger garden area. Three fruit trees (a cherry, apple, and peach) adorn a fenced area to keep out the deer. The sky is the limit in this HOA-free neighborhood! While near enough to Boyd Acres subdivision to enjoy its many parks and trails, it still has the feel and smells of a rural and rustic lifestyle, with its massive pines, woodburning stoves, and deer roaming the canal on the wide open space of the spacious corner lot. This lot affords not just privacy but also space from neighbors.
Parking:
Tenants of the ADU have full access to the very clean one-car garage and ample parking on the large dirt area and driveway for a second vehicle. If you own an RV, boat, or other toys, this is an ideal place for you to rent as we have plenty of RV and additional vehicle parking. If you're in the process of moving, this space could be used for a PODS or other storage container.
House Entry, Bonus Room & Laundry:
There is an entry door from the garage and a side entry door from the large dirt area beside the house. As you step inside from the side access door, there is a mudroom and laundry room, a locking storage closet. As mentioned, there is an "atrium room" currently used as owner storage, with windows to the yard, making a great gym or additional storage for bikes or other toys. This room has wall heaters and was used by previous owners as a kid's bedroom - again, the sky's the limit with possibilities for the space, and you can make it your own.
Upstairs:
The stairs were constructed with a modern, rubber grip material covering. As you step into the space, there is a coat closet to the left of the entryway, a sliding glass door to the balcony, and the living room area to the right. The couch has a pull-out queen-sized bed for guests, and all linens and extra pillows are provided.
Kitchen:
The kitchen bar is large enough to fit four barstools and has a full-sized refrigerator and stove/oven. Not pictured is a countertop dishwasher purchased for our previous tenants. The window over the kitchen area overlooks the snowcapped mountains, and the entire space is light, bright, and airy, flowing from the living room into the bedroom through a set of modern farmhouse slider doors. There is a space suitable for a large armchair or writing desk (both of which we can provide upon request) adjacent to the bathroom door, beside the kitchen area. The kitchen is fully stocked with all utensils, pots, pans, and equipment needed for your stay, whether one month or several years!
Bedroom:
The bedroom is furnished with a Tempur Pedic adjustable queen bed and comes with the white dresser pictured and two new Dania Furniture side tables. The walk-in closet is the highlight of this room, providing plenty of space for extra clothing or other storage- it is the size of two "normal" walk-in closets at approximately 40 square feet! New sheets included.
Bathroom:
This ADU has a modern, spacious double vanity with new medicine cabinets installed above each. The tub/shower combo and toilet are around the corner from the double vanities, with an adjoining, locking door into the kitchen area. Two sets of towels (brand new) included.
We welcome students and do not discriminate against anyone based on age, race, gender identity, or anything else. I am a very accepting, very hands-off landlord, and you will never see me unless you need me! This centrally located house is about 5-10 minutes from downtown (depending on destination), 10-15 minutes from the Bend airport, and 20-25 minutes from the RDM airport. It is 8 minutes from the St. Charles Medical Center.
Utilities:
Landlord pays for all utilities except internet service. Yellowknife wireless and TDS (among many other cell-provider options) are available in this area.
A Dish Network receiver is installed on this ADU's roof to provide service for many internet and TV options if you choose. The living room has a smart TV mounted over the bedroom doorway and another smart TV in the bedroom. The lease term will be month-to-month (over 30 days). Please ask about terms and conditions related to pets. Credit approval and background checks are required for every adult household member.
Dogs and other animals are subject to a deposit and $50 monthly fee (depending on the type and size) and will be approved on a case-by-case basis. We will not host puppies or kittens less than two years of age. One dog or two cats maximum. No live-in guests (stays of up to one week, or other lengths as requested, can be discussed) and no subletting allowed.
Lease terms are month-to-month, with an option to extend indefinitely.
You will need to pay for a background check via Zillow to apply.
