Applicant must have 3x the rent in a bank account at the time of application.
Income/Employment History
We will examine the most recent three years of income history. We will not consider unverifiable income.
We require sufficient and stable sources of income, equal to at least 3x the monthly rent.
To verify income, we require documentation such as pay stubs, benefit award letters, bank statements, retirement accounts, and tax returns. Self-employed individuals must be able to verify their income through tax returns or bank statements
Long term employment history in the same job or profession is favorable
Short term, temporary or seasonal employment may qualify with additional security deposit.
Residence/Rental History
We will examine the most recent three years of residence history. You must have verifiable residence history.
Rental history reflecting any unpaid past due rent, damages or fees will result in denial.
Rental history showing excessive property damage, excessive noise, or unruly behavior will result in denial.
Residence history that shows an excessive number of moves within the last five years may require additional security deposit.
Candidates with a history of positive landlord verifications may be given preference. This includes all payments on time, staying for a stable amount of time, providing notice according to the lease terms, no noise violations or other lease violations, and receiving a full security deposit upon move-out.
Criminal History
In general, preference will be given to candidates that do not have a history of theft, financial crimes, crimes against persons, and/or crimes against property. Criminal offenses of a violent nature against either person or property will likely result in denial, as may distribution of drug offenses.
We take into consideration the recency of the crime, the nature and severity of the crime, and the impact the crime/behavior as it relates to providing housing.
Applicants with a non-violent criminal misdemeanor that occurred more than two years ago or a non-violent criminal felony that occurred more than five years ago may be considered if restitution for their crime was made in full and all time was served. Also, we would require an additional security deposit and demonstration of good employment history, credit history, and rental history since the time of the crime. Multiple offenders will likely be denied.
