    This apartment is on the first floor of a beautiful, turn of the century brick building. Featuring 10' + ceilings, a large hallway, nice room sizes and quality construction throughout. Beautiful built in book cases as well as an original brick fireplace adorn the living room which also provides access to the private front patio area (note that for legal and safety reasons; students are welcome to rent this apartment however, front patio access will be restricted). Continuing down the hall you will find a large storage closet and the first of three equally sized bedrooms, each having it's own closet (behind the door-not seen in photo). There is a full bathroom located off of the central hallway as well as a linen closet directly outside of the bathroom. The bathroom features a ceramic tile floor and tub surround and decorative tile ceiling. The end of the hallway opens into the large dining room which features a large built in display/storage cabinet with a surface for buffet service. Lastly the kitchen area which features full-sized range and refrigerator, a ceramic tile floor and ample cabinet storage and countertop preparation area. The rear access to the apartment is off of the kitchen which opens onto a covered, semi-private patio area with space for a small table and 2 chairs. This also provides access the parking area. As noted below trash removal is provided by the landlord and the dumpster is located in the parking area in the rear as well. This apartment is one of 6 units in a beautiful turn of the century brick building that is located on a downtown street lined with mature trees in the City of Wilkes-Barre, PA. Adjacent to the King's College Campus and within walking distance of Public Square which features several restaurants, the F.M. Kirby Center for the Performing Arts, a summertime/fall Farmer's Market every Thursday, First Friday Art Walks on the first Friday of each month. A very short walk to the riverfront entertainment area which plays host to several outdoor free concerts and food truck events among other entertainment as well as Kirby Park which is a brief walk across the Market Street Bridge where you'll find tennis courts, a track for running/walking, children's playground items, basketball courts and walking trails along the waterfront of the Susquehanna River. Kirby Park also provides the centerpoint for the Wilkes-Barre City annual Fourth of July Picnic Area and Fireworks display. Several houses of worship as well as our local Public Library (The Osterhout) are within walking distance as well. Utilities consisting of water, electricity and gas are paid by the tenant, sewer and trash removal are paid by landlord. Heating system is gas fired forced warm air, gas fired hot water heater and gas range for cooking. A one year lease is required as well as security deposit equal to one month. We utilize a standard lease which is valid for use in Pennsylvania. Our lease terms are clearly defined and there is an addeddum to the lease which outlines in more specific terms any additional information regarding noise, parking, permitted uses, guest parking, etc. Utility costs can vary greatly between tenants, of course it is all based on usage. The averages are general but will provide a ballpark figure for utility costs: Gas: $45-$350 Used for heat, hot water and cooking. The range provided goes from the low end in the summer to the high end in the winter heating months. Water: $35-70 Based on average to above average use Electricity $50-$150 Based on average to above average use with the low end being the winter months and the higher end being the summer months when A/C is typically being used. Off Street parking is included for one car per apartment and additional spaces are available for rent at $50/month. There is an on site laundry facility for residents only. Garbage removal is provided by landlord via dumpster located in the rear of the building. Cats are accepted with notice to the landlord prior to move-in and with permission after move in. Dogs are not permitted. Smoking is not permitted in the apartment, smoking is allowed on the rear fire escape and it is expected that any smokers will properly dispose of their cigarette butts in an appropriate container. Electric heaters of any type are strictly forbidden per the lease. Violation of the terms of this clause will result in immediate eviction proceedings.
