Smoking & Pets
No Smoking: Tenant and guests are prohibited from smoking, vaping, or using e-cigarettes anywhere on the property, indoors or outdoors. Violation may result in immediate cleaning fees and may be grounds for termination of the lease.
No Pets: No pets of any kind are permitted without the landlord's prior written consent. Unauthorized pets will result in additional cleaning and damage repair costs and may be grounds for termination of the lease.
Late Rent Fees
Rent is due on the 1st of each month. A five-day grace period applies.
After the grace period, a late fee of $25 per day will be charged until the balance is paid in full, up to a maximum late fee of $300 per month.
Late fees are in addition to any unpaid rent and are considered additional rent under this lease.
Maintenance & Repairs
Tenant must keep unit clean and sanitary.
Tenant responsible for minor maintenance (changing light bulbs, unclogging drains caused by misuse).
Procedures for reporting needed repairs (in writing, unless urgent).
No self-repairs without written permission.
Alterations
No painting, remodeling, or installing fixtures without written approval.
All changes become your property unless otherwise agreed.
Use of Premises
Residential use only.
No subletting or Airbnb without written permission.
Limit number of occupants (e.g., 1 2 people for a studio).
No illegal activity or nuisances (noise, disturbing neighbors).
Appliances & Hookups
tenant supplies the washer and dryer machines.
10. Parking
Assign specific parking spot
Prohibit unregistered or inoperable vehicles.
11. Entry & Inspections
Landlord may enter with reasonable notice (24 hours in CT, except emergencies).
Include inspections for maintenance, repairs, or showing to new tenants.
12. Insurance & Liability
Tenant required to carry renter's insurance with liability coverage.
Landlord not responsible for tenant's personal property damage.
