Guest Access: Guests will have exclusive access to the entire apartment, including the living room, bedroom, bathroom, dining area, kitchen, laundry closet, and outdoor seating area. The driveway, mailbox, and private entrance are also for your use only. No shared spaces. Guest Communication: Guests are welcome to contact the host at any time during their stay. 1. Term of Lease This lease shall commence on the ___ day of ____________, 2025, and shall end on the ___ day of ____________, 2025, unless terminated earlier in accordance with this Agreement. The term may be extended upon mutual written agreement by both parties. ________________________________________ 2. Background Check Requirement As a condition of rental, the Tenant agrees to submit to a standard background check at their own expense. This background check must be completed and reviewed prior to the Landlord approving the Tenant's application and confirming the lease. The Landlord will provide the Tenant with a link or resource to the designated background check service. ________________________________________ 3. Application Terms & Reservation Policy There is no application fee. However, to reserve the unit, the Tenant must submit the first month's rent and the full security deposit (up to 1 month rent). These funds are due after the Tenant's background check has been completed and the Landlord has approved the application. The unit will not be reserved or held until both payments have been received in full. ________________________________________ 4. Rent and Deposit Monthly Rent: $1,500.00 (due on the 1st of each month) Security Deposit: Up to $1,500.00 (due prior to occupancy) ________________________________________ 5. Security Deposit Refund The security deposit will be refunded to the Tenant within [30] days after the end of the lease term and return of possession of the premises to the Landlord, less any deductions for the following: A non-refundable $150.00 cleaning fee, Cost of repairing any damages beyond normal wear and tear, Replacement costs for any missing items that were part of the rental, and Any unpaid rent, fees, or charges are due under the lease. If any deductions are made, the Landlord will provide the Tenant with an itemized list of damages or charges along with the balance of the deposit. ________________________________________ 6. Utilities and Services Included Electricity Water and Sewer Garbage Collection Pest Control (quarterly service) Internet and Basic Cable ________________________________________ 7. Supplemental Heating and Cooling Devices: Extra heating and cooling devices (such as space heaters or portable air conditioners) may be provided by the Landlord upon request, subject to availability. The Tenant must notify the Landlord in advance of any need for such equipment. Any provided devices remain the property of the Landlord and must be returned in good condition at the end of the lease term. ________________________________________ 8. Cleaning and Housekeeping Cleaning before and after occupancy will be managed by the Landlord. However, this does not include washing dishes or cleaning cooking utensils these are the sole responsibility of the Tenant and must be completed prior to vacating the premises. Additional cleaning required beyond standard expectations will be billed to the Tenant. The tenant agrees to keep the house, furniture, and furnishings clean and in good order. Rearranging or removing furniture or decor without prior written approval is prohibited. ________________________________________ 9. Consumable Amenities The Landlord will provide an initial supply of consumable amenities (e.g., cleaning products, paper goods, cooking basics). Tenant is responsible for purchasing additional consumables. Unused items personally purchased by the Tenant may be taken. Items originally supplied by the Landlord must remain in the unit at lease end. ________________________________________ 10. Landlord Access The Landlord reserves the right to enter the Premises in the event of inclement weather for safe shelter with as much advance notice as possible. Landlord will access the unit monthly on the 1st for routine maintenance. Pest control requires quarterly access with at least 24 hours' notice. All other access will follow Tennessee landlord-tenant laws. In emergencies, the Landlord or servicing agents may enter the Premises at any time without prior permission. ________________________________________ 11. No Pets / No Smoking Policy No pets are allowed at any time. No smoking, vaping, or use of any smoked substance inside the unit. ________________________________________ 12. Guests and Occupancy No guest of the Tenant may stay more than 72 consecutive hours without prior written consent from the Landlord. All tenants must be listed on the lease. Tenants may not sublet, resell, or (re)assign the unit. Violation of this section constitutes a material breach of the lease. ________________________________________ 13. General Conditions The Tenant shall maintain the premises in clean and safe conditions. No illegal activity is permitted. The Tenant agrees to follow all local laws and ordinances. ________________________________________ 14. Refund and Cancellation Policy No refunds will be issued for early departure. Cancellation: o Full refund if cancelled 14+ days before check-in. o 50% refund if cancelled 7 13 days before check-in. o No refund if cancelled within 7 days of check-in. 15. Camping No outdoor camping is allowed at any time. Violation will result in immediate termination of this Agreement without refund. ________________________________________ 16. Condition of Property The property is rented sight unseen and described to the best of the Owner's ability. No refund will be issued for malfunctioning amenities such as TV, cable, or internet. The owner will attempt to resolve issues promptly, but holidays and weekends may delay service. Tenant agrees to hold Owner harmless for any issues with the property condition. ________________________________________ 17. Accidental Damage The tenant is fully responsible for any damage to the property, whether accidental or due to negligence. ________________________________________ 18. Assumption of Risk Tenant holds the Owner harmless from liability for injury or property damage arising from negligent acts or omissions. ________________________________________ 19. Child Safety Disclaimer The house is not childproof. Risks include but are not limited to deck access, street proximity, and cleaning supplies, etc. ________________________________________ 20. Personal Property Tenant's personal property is not insured by the Landlord. Landlord is not responsible for loss, theft, or left-behind items. ________________________________________ 21. Neighborhood Conditions The Owner does not control surrounding properties. Activities such as maintenance, construction, or gatherings may occur. ________________________________________ 22. Check-In & Check-Out Check-in is at 10:00 AM and checkout is at 5:00 PM. If Tenants are not present when the Cleaner arrives and has left their possessions in the house, the Cleaner will collect the belongings and remove them from the premises to prepare the unit for incoming tenants. Please check out promptly. The Cleaner has a limited window to prepare the unit for new arrivals. If the Tenant leaves behind any personal items, it is the Tenant's responsibility to notify the Landlord once discovered. The Tenant may request the return of such items, and any shipping or retrieval costs will be the Tenant's responsibility. ________________________________________ 23. No Parties or Events This is not a party house or event venue. The Tenant must be 25+ years old to book and be present during the stay. Unauthorized events will result in a $2,500 cleanup charge, lease termination, and forfeiture of deposit. ________________________________________ 24. No Illegal Drugs Illegal drugs are prohibited. Possession or use will result in lease termination and forfeiture of the deposit. ________________________________________ 25. Parking Parking is limited to 4 vehicles in front of the house, unless Tenant request additional parking 24 hours prior for approval. On-street parking is not allowed. Boats, RVs, or trailers may not be parked in the driveway. ________________________________________ 26. Remedies Owner may re-enter and remove persons/property upon material breach. Tenant waives claims and holds Owner harmless for such actions. If Owner cannot deliver possession, paid amounts will be refunded with no further liability. ________________________________________ 27. Attorney's Fees / Default The prevailing party in legal action shall receive reasonable attorney fees, costs, and expenses. ________________________________________ 28. Indemnification Tenant indemnifies Owner from liability arising before termination due to Tenant's negligent, willful, or intentional conduct. ________________________________________ 29. Entire Agreement No prior agreements are valid unless written and signed by both parties. Invalid provisions shall not affect enforceability of remaining terms. ________________________________________ 30. Maximum Occupancy The maximum occupancy is 2 people, including infants and children.
