Easy access to landlord who lives in the unit on the 1st Floor. Front porch is currently being re-done Rent is due the 1st of every month. There is a 5 day grace period. On the 6th of the month a $50 late fee will be due. (At the start of the lease, first and last month is due prior to move in) The lease duration is one year(Rent will be prorated if applicable) Renter and their dependents are expected to live in the unit. Overnight guests are allowed for up to 10 days. Longer stays require written approval from the Landlord. Landlord pays gas (to heat unit), water, trash and sewage Renter pays electric & cooking gas Renter must have renter's insurance Renter must follow City of Chicago recycle practices Renter must follow bed bug guidelines and report any sightings to the Landlord immediately Prefer smoking outside Renter has full access to backyard for gatherings, etc. Renter will not have access to garage Street parking, no designated parking space Unit will be inspected during a mutually agreed upon time by Landlord and renter Landlord will be responsible for major repairs (plumbing, heat, appliances, etc.. Any damages to new appliances must be communicated to the Landlord immediately. Repair and Maintenance personnel must be allowed access to the unit. Renter responsible for minor repairs (batteries, light bulbs, carpet cleaning; etc.) Locks cannot be changed without written approval from Landlord Lost keys must be reported to Landlord immediately
