- If not a current homeowner for at least the last 3 years, 2 positive and verifiable formal rental references from rental property owners or leasing managers are required- including from your current rental property owner or manager.
- Current permanent full-time employment, govt assistance, and/or passive income for the last 6 months OR current bank statement proof of $25,000 liquid cash.
- Since 2015: No drug, weapon, theft, and/or vandalism-related felonies.
- Only 1 drug, weapon, theft, and/or vandalism-related felony per household. Must be before 2015.
- Since 2020: No drug, weapon, theft, vandalism-related, and/or violent misdemeanor(s).
- Only 1 drug, weapon, theft, vandalism-related and/or violent misdemeanor per household. Must be before 2020.
- No violent felonies.
- No sex-related offenses.
- Social Security number, Green card, or ITIN required for all adult occupants.
- 1 qualified adult must proficiently speak, read, and write in English or have an English-proficient adult be the Co-signer, translator, and main contact person.

- 8 laundromats nearby within 5 minutes. (No on-site washer or dryer.)
- Renter's Insurance required if leasing 12 months or longer.
- Home-based businesses that have daily or weekly visiting clients are not allowed.
Examples: daycare, salon services, food pick-up businesses.
- Due with lease signing: 1st month rent and 50% of the Security Deposit. (The last 50% of the Security Deposit would be due within 7 days.)
IMPORTANT:
- If all adults meet ALL of the minimum qualifications, the Security Deposit would be equal to 1 month rent.
- If any adult does NOT meet all of the renter and/or pet/animal minimum qualifications, and/or:
- has an eviction, UD, and/or unpaid rental or mortgage-related debt,
- smokes and/or vapes,
- isn't searchable via US-based credit and criminal background databases, and/or
- has multiple non-medical items in collections and/or high amount of non-medical charge-offs, then a larger Security Deposit is required. This amount is based on how many and which qualifications are not met. It may be equal to 2, 3, or 4 months worth of rent. In certain situations- a qualified Co-signer/Guarantor may also be required.
