First months rent and security deposit is do 3 days before move-in date. All rents are do on the first of every month.
Lease duration is a minimum of 30 days and a maximum of 180 days (negotiable)

Quiet hours are from 10PM to 8AM (This is a residential neighborhood)
Any person staying at the property longer than 3 days must be identified with government ID and with approval of the landlord. An application must be completed for records.
All potential tenants are subject to a background screening and review, credit check, and income verification prior to an application to lease is offered.
All tenants are required to carry Renters Insurance for the term of the lease.
Tenant(s) are to maintain the property in the same condition as it was received and to replace batteries for under cabinet lighting when needed.
If damage has occurred or a repair is requested, the landlord is to be contacted immediately to mitigate the issue.
Utilities are included. If there is excessive use of utilities the cost will be deducted from the security deposit.
