We are seeking a clean, respectful, and responsible long-term tenant. Our tenants typically stay over 5 years because we provide quality homes and responsive service. We are selective in our approval process to ensure the home is well cared for and all parties enjoy a positive rental experience.
2. Application Requirements
Verifiable, stable employment
Clean rental history (no damages, late payments, landlord complaints)
No criminal background involving violence or sexual offenses
No evictions permitted. Applicants with prior evictions will not be approved.
3. Pets
Limit: Up to 2 small pets allowed
Pet rent: $25/month per pet
Pet deposit: $300 total (non-refundable)
All pets must be approved in advance and must comply with HOA rules.
4. Smoking Policy
This is a strictly non-smoking property. Smoking is not permitted inside the unit or on the premises.
5. Appliances
Washer/dryer hookups are provided. If a unit is present, it was likely left by a previous tenant. If used, tenant assumes full responsibility for servicing and maintenance. Referrals for affordable used appliances can be provided upon request.
6. Parking
One assigned parking space is included. Additional spaces may be available for rent directly from the HOA or accessed on a first-come, first-served basis.
7. Rental length
The initial lease term will be a minimum of 2 years. Shorter term will be $100 more.
8. Holding Policy
Due to high demand, properties cannot be held without a paid deposit.
