Lease Term The term of this lease shall be for one (1) year, unless terminated earlier according to the terms of this Agreement. 2. Utilities and Responsibilities Owner's Responsibilities: Landlord shall be responsible for the payment of water and trash services. Tenant's Responsibilities: Tenant shall be responsible for the payment of gas and electricity services. Tenant must arrange and pay for these utilities directly with the service provider. 4. Smoking Smoking is strictly prohibited inside the premises, including all indoor areas such as the apartment, hallways, and stairwells. This includes cigarettes, cigars, e-cigarettes, and any other tobacco or non-tobacco products. 5. Parking Tenant has the option to rent parking spaces for an additional charge , subject to availability. Parking spaces must be requested in advance and cannot be reserved without confirmation from the Landlord. 6. Move-In Fee (No Security Deposit) Tenant shall pay a non-refundable move-in fee in the amount of $300, due upon signing this Lease Agreement. This fee is not a security deposit and will not be refunded at the end of the lease term. It covers administrative, cleaning, and turnover costs associated with preparing the unit for the new tenant. 7. Maintenance and Repairs Landlord's Responsibilities: Landlord shall maintain the property, including structural repairs and systems like major plumbing issues and electrical. (If issues are caused due to negligence the tenant is responsible) Tenant's Responsibilities: Tenant is responsible for keeping the property in good condition and performing minor repairs such as changing light bulbs or maintaining appliances in good working order. 8. Termination and Renewal This lease shall automatically terminate at the end of the lease term on , unless extended by mutual written agreement of both parties. Tenant must provide at least 30 days' notice before vacating the property. 9. Late Fees If the rent is not paid by the due, a late fee of $75 will be charged to the Tenant. If rent is not paid within 30 days of the due date, the Landlord may initiate eviction proceedings. 10. Rules and Regulations Tenant agrees to comply with any rules and regulations established by the Landlord, which may be updated from time to time. These may include restrictions on noise, use of common areas, and behavior toward neighbors. THERE ARE 3 UNITS AVAILABLE.
