Insurance: Tenants are strongly encouraged to maintain renter's insurance for personal property and liability coverage. The landlord is not responsible for damage or loss of tenant's belongings.
Use of Premises: Premises shall be used solely as a residential dwelling. No business activity or short-term rentals (Airbnb, etc.) are permitted.
Guests: Guests staying longer than 14 consecutive days, or more than 30 days in a 12-month period, must have landlord approval.
Subletting/Assignment: Subletting, assigning, or transferring the lease is not permitted without prior written consent from the landlord.
Quiet Enjoyment: Tenants shall not disturb neighbors or create excessive noise.
Compliance with Law: Tenants must comply with all federal, state, and local laws, ordinances, and housing codes.
