Rental Terms
Rent: Construction Discount Rate: $2,000/month during construction (estimated 2-3 months, expected completion by October 1, 2025, subject to change).
Standard Rate: $2,400/month upon construction completion.
Notice: Per California Civil Code Section 1947.12, rent increases are limited to 5% plus the annual Consumer Price Index (CPI) change, up to a maximum of 10% annually for properties subject to the California Tenant Protection Act (AB 1482). Tenants will receive at least 30 days' notice for rent increases under 10% and 90 days' notice for increases of 10% or more.
Application Fee: $35 (non-refundable, covers screening costs). Screening criteria provided in writing with the application, per AB 2493 (effective January 1, 2025).
Security Deposit: $2,400, refundable within 21 days of move-out, subject to deductions for damages or unpaid rent. Photographs of the unit will be taken before and after tenancy, per AB 2801 (effective April 1, 2025).
Lease Term: 12-month lease, with written notice equivalent to the lease term required for termination (30 days for month-to-month leases).
